The process of buying a home can be a difficult one. The truth be told. It is the biggest financial endeavor that one undertakes during their existence. It is a very important decision because it will directly determine the kind of life that you and your family will live in the future. For this reason, this decision has to undertaken after much thought and consideration. This article is written to offer helpful information and guidelines that will help you to go through the process of buying a home and make it a stress free affair.
Ask yourself questions such as:
- How many floors do you want the house to have?
- Do you want the house to have a deck or a lawn?
- How many bedrooms should the house have?
- How many bathrooms should the house have?
Think further along the features that you want to include within your home.
Do you want to live in close proximity to shopping complexes for instance?
Or do you want your home to be in a suburban or urban environment?
It would be simple to change the appearance of a house but it would be impossible to change the view or the location.
Buying a house also involves a lot of legal papers both on the buyer and on the seller?s side.
This is the where a real estate broker comes in. Find a professional real estate broker who will help you in overseeing this process. Ideally they earn their commission after a successful sale goes through. Always choose a real estate broker who knows the location and general area where you want to buy your house well. He or she will most likely have lots more information about the place.
What can you and can?t you afford. You may fall head over heels with a particular location but the houses there are out of your budget price. That said you can strategically find a house in the location of your choice but that will call for you to make some sacrifices as well.
Finding a fixer might be tough to find. Know this though, that if you get such a deal the home will not be a ready to move in immediately kind of house. It would help a lot if you are handy or have friends and family who are handy. If you are or have such friends you can comfortably purchase the upper fixer in a good neighborhood.
Direct any and every question that you may have about buying a home to your agent. It is the sole purpose why they are there and there is never a question that is bad or not good enough.
It?s the nature of the homes market. Sometimes they are available and sometimes they are not. If you can wait before you move, take your time and use that time to find the home of your choice. The most important point here is that you should only buy a house when you are 100% sure that that is the house you want.
Before you put pen to paper on any binding contracts, make sure the house has gone through an inspection. If there are any problems with its structure, the seller is under obligation to fix any issue and at his or her own expense. There is no way you would want to be stuck up in a place that has major problems even before you move in.
Since buying a home is really a big venture, give yourself sufficient time to think about it. Think over the options you have and do so until you are sure of what you want.

Yes, scientists found five types of fungus in Capri Sun beverages after consumers reported finding mats of mold in the popular kids' drinks. But they're mostly harmless.

The study was spurred by reports of consumers finding mold ? mats of fungus consisting of millions of cells ? in the drink.
While the findings have an "ick" factor, the fungi probably aren't harmful to most people, said study researcher Kathleen Dannelly, associate professor microbiology at Indiana State University. Fungi are all around us ? in the soil, air, and even on our skin and inside our digestive tract ? but they are generally kept in check by our immune systems.
"Probably, those of us with healthy immune systems, we could even eat that, and that wouldn?t be a problem," Dannelly said, referring to the fungal mats in Capri Sun.
However, for people with compromised immune systems, such as those with AIDS, leukemia or cystic fibrosis, fungus exposure may be a health concern, Dannelly said.
For instance, the fungus Aspergillus is found in air, and most people breathe it in without problems.
Kraft, which manufactures Capri Sun, acknowledges that mold can grow in the drink, but says such reports are not common.
"Since there are no preservatives in our drinks, mold can grow, especially in a leaking pouch," Kraft says on its Capri Sun frequently asked questions website.
During the manufacturing process, the drinks are heated to temperatures that exceed those used for pasteurization. But punctures in the products' package ? even microscopic ones ? can allow air inside the package, and mold to grow, Kraft says. Fungi need oxygen to grow, Dannelly said.
Capri Sun packages have a shelf life of about a year. The company urges consumers to discard leaking or damaged packages.
In the new study, the researchers filtered Capri Sun through filter paper, and then checked whether any microorganisms were left behind on the paper. The juice contained just a few fungal cells, which grew in laboratory dishes.
Dannelly said if this experiment was done on any juice after it was opened and left in the refrigerator, she would expect both fungus and bacteria to grow.
In a second experiment, the researchers, including Leah Horn, an undergraduate biology major, punctured Capri Sun packages with a sterile needle to mimic damage to the product. When left in a sterile environment for three weeks, fungal mats grew in the juice.
A problem with Capri Sun is that the packages are not see-through, so unlike mold on bread or cheese, consumers can't tell when Capri Sun goes bad.
Kraft said it tried creating clear packages for Capri Sun, but stopped making the packages after it created manufacturing problems.
The company said it will not add preservatives to the product because their customers don't want this. Preservatives give food a longer shelf life, but some, such as the preservative nitrite, have been linked to an increased risk of certain cancers.
Dannelly said there are some natural preservatives, such as citric acid, which are not harmful and could be added to the product (although it would make the product more acidic).
"If you're going to have a package you can't see through, I think you need to do something," Dannelly said.
The study has not yet been published in a peer reviewed journal, but the researchers plan to submit the work for publication.
Pass it on: Five types of fungus have been found in Capri Sun, but they are likely not harmful.

SACRAMENTO, Calif. (AP) ? California is considering speeding up the release of some inmates while allowing other inmates with a violent history to become firefighters, under a proposal to cut crowding in state prisons Gov. Jerry Brown filed late Thursday night.
"The plan is ugly. We don't like it. But considering the inmates we have left in our prison population, it's the best plan we can come up with," Corrections Secretary Jeffrey Beard said at a Friday news conference.
Beard said some of the options could undermine public safety, and said the state plans to appeal in an attempt to avoid going through with the measures.
The governor's plan calls for increasing early release credits for inmates and paroling elderly and incapacitated prisoners, while slowing the return of thousands of inmates who are being held in private prisons in other states.
Federal courts required the state to outline by midnight Thursday how it intends to meet a court-ordered population cap by the end of the year. A panel of federal judges threatened last month to hold the Democratic governor personally accountable if they decide he is not complying with their long-standing order, which already has been upheld by the U.S. Supreme Court.
The state already is sentencing thousands of lower-level offenders to county jails instead of prison. But the judges ruled that it must reduce its prison population by an additional 9,300 inmates to improve medical and mental health care for inmates.
The state's plan includes:
? Expanding the number of inmate firefighters by allowing participation by some offenders convicted of serious and violent crimes. The state has enough firefighters this year without taking that step, Beard said, but could do so in the future.
? Granting more early release or "good time" credits to inmates, including second-strike inmates who have serious prior convictions.
? Paroling elderly and medically incapacitated inmates.
? Increasing the use of drug treatment centers.
? Paying to house more inmates at county jails with extra space, and possibly at private prisons within California.
? Slowing the return of the 8,400 inmates who are being housed in private prisons in three other states at an annual cost of about $300 million.
Two other existing measures already will help reduce crowding.
The state will add space for 1,700 sick and mentally ill inmates when a new $840 million treatment facility opens in Stockton this summer. And the state projects that about 900 inmates will be freed because voters in November softened the state's tough three-strikes lifetime sentencing law for career criminals. Third-strikers with lesser offenses can apply for shorter sentences.
The administration argued against many of the proposals even as it presented the options to the court in a series of legal filings.
Most would require legislative approval, but the administration argued that Brown cannot be expected to "advocate for the Legislature to pass measures that would jeopardize public safety." However, the court has said it could waive state laws if lawmakers don't agree.
"It's still pretty defiant," said Michael Bien, one of the attorneys who filed the lawsuit over prison crowding. "They're saying we're not going to comply willingly, you're going to have to force us in some way, shape or form."
Brown said in a one-sentence tweet that "the state's filing speaks for itself."
Under the court order, the state must reduce the population in its 33 adult prisons to about 110,000 inmates by year's end.
The population already has been reduced by about 25,000 inmates under a two-year-old law that is sending felons convicted of what are deemed to be non-serious, non-violent and non-sexual offenses to county jails instead of state prisons.
Brown argued that most of the less serious offenders already have been removed from the state prison system, and that the state can no longer afford to provide expensive care in prisons at the expense of schools and other social services.
The federal judges ruled that the state can further reduce the prison population without increasing crime.

According to updated information on the City of New York Parks & Recreation website, Yauch grew up going to the playground at Columbia Place and State Street, and his father, Noel, taught him to ride his bike there. The area contains basketball courts, a community garden, a greenhouse, a fitness area, open play space and a dog run.
Yauch's former Beastie Boys bandmate Adam "Ad-Rock" Horovitz was in attendance Friday and, according to Rolling Stone, thanked the Parks Department and the people of Brooklyn, "for honoring my friend and brother, and recognizing how cool it is to have an Adam Yauch Park for other crazy New York kids."

Yauch's mother, Frances, helped to unveil the park's new plaque and also spoke. "All the kids he knew in the '80s had bands; that's what kids did," she said of her son. "Adam made us so proud of him, and I'm proud to have this park in his name."
Yauch and childhood friends Horovitz and Mike "Mike D" Diamond formed the Beastie Boys in 1981. The hip-hop trio found fame with their first album, "Licensed to Ill," and went on to worldwide success with seven more albums over the years.

May 2, 2013 ? A new analysis of the contents of lipstick and lip gloss may cause you to pause before puckering.
Researchers at the University of California, Berkeley's School of Public Health tested 32 different lipsticks and lip glosses commonly found in drugstores and department stores. They detected lead, cadmium, chromium, aluminum and five other metals, some of which were found at levels that could raise potential health concerns. Their findings were published online today (Thursday, May 2) in the journal Environmental Health Perspectives.
Prior studies also have found metals in cosmetics, but the UC Berkeley researchers estimated risk by analyzing the concentration of the metals detected and consumers' potential daily intake of the metals, and then comparing this intake with existing health guidelines.
"Just finding these metals isn't the issue; it's the levels that matter," said study principal investigator S. Katharine Hammond, professor of environmental health sciences. "Some of the toxic metals are occurring at levels that could possibly have an effect in the long term."
Lipstick and lip gloss are of special concern because when they are not being blotted on tissue or left as kiss marks, they are ingested or absorbed, bit by bit, by the individual wearing them, the study authors said. The researchers developed definitions for average and high use of lip makeup based on usage data reported in a previous study. Average use was defined as a daily ingestion of 24 milligrams of lip makeup per day. Those who slather on the lip color and reapply it repeatedly could fall into the high use category of 87 milligrams ingested per day.
Using acceptable daily intakes derived from this study, average use of some lipsticks and lip glosses would result in excessive exposure to chromium, a carcinogen linked to stomach tumors. High use of these makeup products could result in potential overexposure to aluminum, cadmium and manganese as well. Over time, exposure to high concentrations of manganese has been linked to toxicity in the nervous system.
Lead was detected in 24 products, but at a concentration that was generally lower than the acceptable daily intake level. However, the lead levels still raised concerns for young children, who sometimes play with makeup, since no level of lead exposure is considered safe for them, the researchers said.
The study authors say that for most adults, there is no reason to toss the lip gloss in the trash, but the amount of metals found do signal the need for more oversight by health regulators. At present, there are no U.S. standards for metal content in cosmetics. The authors note that the European Union considers cadmium, chromium and lead to be unacceptable ingredients -- at any level -- in cosmetic products.
"I believe that the FDA (Food and Drug Administration) should pay attention to this," said study lead author Sa Liu, a UC Berkeley researcher in environmental health sciences. "Our study was small, using lip products that had been identified by young Asian women in Oakland, Calif. But, the lipsticks and lip glosses in our study are common brands available in stores everywhere. Based upon our findings, a larger, more thorough survey of lip products -- and cosmetics in general -- is warranted."
Ann Rojas-Cheatham, director of research and training at the Asian Communities for Reproductive Justice in Oakland, Calif., co-authored the study. The National Institutes of Health and the National Institute of Occupational Safety and Health Education Research Center helped support this research.

The ancestors of dinosaurs might have established themselves in present-day Tanzania and Zambia, suggest newly discovered fossils.
By Mai Ng?c Ch?u,?Contributor / April 30, 2013
EnlargeNewly discovered fossils from 10 million years after the world's largest known extinction indicate that dinosaurs' ancestors might have taken hold in present-day Tanzania and Zambia, millions of years before the dinosaurs roamed the Earth, and much earlier than dinosaur relatives are seen in the fossil record elsewhere.?

Earlier studies, mostly based on fossil records from Russia and South Africa, led scientists to think that dinosaur predecessors failed to survive after a mass extinction some some?252 million years ago,?which killed off 90 percent of Earth's species.?
"The fossil record from the Karoo of South Africa, for example, is a good representation of four-legged land animals across southern Pangea before the extinction," said Christian Sidor, a paleontologist at the University of Washington, in a press release. "But after the event, animals weren?t as uniformly and widely distributed as before. We had to go looking in some fairly unorthodox places.?
Sidor authored a recent study on dinosaurs' origins, published in?the Proceedings of the National Academy of Sciences.
Drawing upon fossils unearthed from Tanzania, Zambia, and Antarctica since 2003, and current fossil records, Sidor and his colleagues generated two profiles of animals living about five million years before and 10 million years after the mass extinction.
For example, Dicynodon, a four-legged creature with a body resembling that of a fat lizard and a head resembling a turtle's, dominated the southern region of supercontinent Pangea before the extinction event, an area that comprises present-day Africa, South America, Antarctica, Australia, and India.
After the mass extinction at the end of the Permian period, populations of Dicynodon, along with many other herbivores, decreased dramatically.
The changing climate allowed new creatures to emerge and thrive. Archosaurs were a?group of plant-eating reptiles whose living relatives are birds and crocodilians. In its news release, the National Science Foundation, one of the study's two sponsors, said scientists are interested in archosaurs?because they were believed to be the predecessors of dinosaur-related animals such as Asilisaurus, a dinosaur-like animal, and Nyasasaurus parringtoni, a dog-sized creature with a five-foot tail that may be the earliest dinosaur.
"Early archosaurs being found mainly in Tanzania is an example of how fragmented communities became after the extinction event,? Sidor said in the University of Washington press release.
These findings, according to the co-authors, suggested that "archosaur diversification was more intimately related to recovery from the end-Permian mass extinction than previously suspected.?
In an interview with?Discovery News,?co-author and geologist Sterling Nesbitt of the Field Museum of Natural History said "true dinosaurs first show up about 230 million years ago, from what is now Argentina. We think that dinosaurs first evolved in Gondwanaland ? including Africa, South America, India, Madagascar, Australia, Antarctica." ?
The study also revealed that before the extinction, 35 percent of four-legged species were found in two or more of the five areas studied, with some species' habitats stretching 1,600 miles (2,600 kilometers), encompassing the Tanzanian and South African basins.
Ten million years after the extinction, just seven percent of four-legged species were found in two or more regions, suggesting that?there was a geographical clustering of the animals.
"The expeditions by this team of researchers to little-explored Permian and Triassic aged depositional basins in Africa and Antarctica, which form part of the supercontinent Gondwana, has greatly enhanced our understanding of the distribution of land-living vertebrates that lived more than 200 million years ago,"?Bruce Rubidge, a dinosaur specialist at the University of Witwatersrand, told Discovery News.
